Paying your SMDC Monthly Down Payments via SAM
Buyers of SMDC’s condominium properties are encouraged to enroll in SAM or the SMDC Account Manager.
I found out about SAM’s (SMDC Account Manager) online card payment function around 2 years ago. However, since I have already fully paid my unit at Jazz Residences, I didn’t think too much of it. Still, I decided to take note of this for future use.
Just recently, we decided to purchase another unit at Air Residences. This was under an assume balance scheme so there are still down payments. Since I haven’t submitted any PDCs for this, I sent an email to SMDC’s customer care. After confirming that I can pay the monthly through this channel, I went ahead and submitted the payments. Here’s how you can do it too.
1. Log into SAM via this link
2. Select “Online Card Payment” on the left-hand side bar
Enter the following information such as email address, amount, and remarks. When done, go ahead and click “Submit”.
Note: In case you own multiple projects/units, make sure to select the appropriate Project and CIN at the bar on the header.
3. Enter your credit card details
Currently, SAM accepts payments from Visa, Mastercard, American Express, and JCB. After confirming your credit card details, you may be asked to enter a One-Time-Password for added security.
Note: There doesn’t seem to be any additional charges when paying via credit card. I have confirmed this with multiple CSRs.
4. Receive confirmation on your payment
And that’s it! Great job to SMDC for providing this portal and allowing us to really maximize our purchases via credit card payments.
Also, I heard that lump sum payments are in the works for SAM. Condo purchases via credit cards anyone?
Update: I’ve confirmed that payments via SAM can be done in advance an in excess. Payments beyond the monthly DP amount will be used to deduct from the principal balance, given that all your DP has been accounted for. In essence, this means that one can indeed purchase an SM condo unit using credit cards!

Nice!
Do you know if the SAM allows credit card payment of monthly condo association dues as well?
I remember sending an email to SMDC customer service pero parang di pa nila ako nababalikan… Will update you and this blog post when I receive a response!
